The under-appreciated value tier
If you have ruled out South Delhi for fee reasons and Gurgaon-Noida for commute reasons, East Delhi is the answer most families overlook. The cluster from Mayur Vihar through Patparganj, IP Extension, Anand Vihar, Preet Vihar, and Vasundhara Enclave has 70+ active schools — more than any other Delhi sub-region.
The four belts
1. Mayur Vihar Phase 1, 2, 3
Established CBSE schools, mostly built between 1985 and 2005. Strong academic track record at JEE/NEET prep. Fee tier ₹70,000 - ₹1.6 lakh annual for Class 6.
2. Patparganj / IP Extension
Newer schools alongside the Patparganj society belt. ICSE has a slightly stronger presence here than in Mayur Vihar. Fee tier ₹1 lakh - ₹2 lakh.
3. Preet Vihar / Anand Vihar / Vivek Vihar
Mid-tier CBSE dominant. The catchment includes families relocated from older Delhi neighbourhoods like Ashok Vihar / Karol Bagh as part of generational moves. Fee tier ₹1.2 lakh - ₹2.5 lakh.
4. Vasundhara Enclave / Indirapuram (border)
Technically in Ghaziabad / UP for Indirapuram, but the catchment overlaps Delhi heavily. Lower fees due to UP regulation, with similar physical infrastructure to East Delhi schools. Fee tier ₹80,000 - ₹1.8 lakh.
Three things East Delhi gets right
- Fee discipline. The DoE's fee-revision oversight has historically been more enforced in East Delhi than in South or West Delhi. Annual revisions tend to land within the published cap.
- Bus geography. Schools are clustered enough that bus routes are short — typically 15-25 minutes. Compare to South Delhi where 40-minute commutes are normal.
- Co-ed culture. Higher proportion of co-ed schools than other Delhi sub-regions, with stronger gender-balance in classes than the all-girls / all-boys schools in central Delhi.
One trade-off
International boards (IB, IGCSE) are sparse in East Delhi. The market has not gone there yet. If your priority is IB, you will commute to South Delhi or Noida.
The honest summary
For families optimising for cost, commute, and a solid CBSE/ICSE outcome, East Delhi has the best ratio in NCR. Worth a second look even if you initially ruled it out for prestige reasons.
